Inside a Home Survey Report

A report should turn observations into useful next steps. The precise headings vary by provider and reporting system; the examples below explain common topics, not a substitute report or an assurance that every item will be accessible.

Property and construction

The report records the broad form and materials of the building, its age where known, and relevant context such as extensions or alterations that are visible during the inspection.

Outside and roof

Accessible roof coverings, rainwater goods, chimneys, walls, openings and external joinery are considered from safe and available viewpoints. Hidden roof spaces or high-level details may not be fully visible.

Inside and services

Internal walls, ceilings, floors, windows and doors are visually assessed. Services are observed in a limited, non-specialist way unless a separate test is agreed. A survey is not an electrical, gas, drainage or heating-system test.

Grounds, risks and recommendations

Where accessible, the surveyor notes relevant boundaries, outbuildings and ground observations. Recommendations identify repair priorities or further checks where the visible evidence justifies them. A damp-related observation is not automatically a diagnosis of the cause; specialist testing may be needed.

Using the report

Raise relevant findings with your solicitor, seller or a suitable specialist before exchange. If you need clarification, ask the surveyor to explain the report within the service agreed in your instruction.

We survey throughout the listed service areas. The property postcode determines the applicable rate; property suitability and scope are reviewed before instruction.
