Level 2 Home Survey
A Level 2 home survey is a visual inspection and report designed for many conventional homes in reasonable condition. It helps a buyer understand the visible condition of the property, the urgency of repairs and where further advice may be sensible before exchange.
What the inspection covers
The surveyor inspects accessible parts of the main building and relevant permanent outbuildings, including visible elements such as the roof, walls, floors, windows, services and grounds. The report describes construction, significant visible defects, maintenance priorities and any parts that could not be inspected.
Condition ratings and next steps
Elements are assessed using condition ratings to help you prioritise action. A rating is not a guarantee that an element is free from hidden defects. Where a concern needs opening-up, testing or specialist knowledge, the report may recommend further investigation by an appropriate contractor or specialist.
Is Level 2 suitable?
It may suit a conventional house or flat that appears to be in reasonable condition. A large, substantially altered, unusual, visibly poor-condition or historic property may need a more detailed Level 3 survey. We discuss suitability, access, timing and fee before accepting an instruction.
What it does not do
A Level 2 survey is not a building warranty, intrusive investigation, specialist test of every service, or a promise to discover concealed defects. Inspection is limited by access, finishes, weather and the agreed scope. Read the terms of engagement carefully and ask questions before booking.

We survey throughout the listed service areas. The property postcode determines the applicable rate; property suitability and scope are reviewed before instruction.
