House Viewing Checklist

A viewing is a first look, not a substitute for a survey or specialist test. Take notes, ask permission before photographs, and do not move items or enter unsafe areas.

Look and ask

  • Do doors and windows open and close normally? Ask about any that are locked or difficult to operate.
  • Look for visible cracks, staining, condensation, unusual smells or recent repairs. Ask what the seller knows about them; do not assume the cause.
  • Look at ceilings and accessible roof spaces only where the agent permits safe access. Do not climb ladders or disturb insulation.
  • Ask about heating, hot water, services, maintenance history and any recent replacement or repair records.
  • Ask about extensions, loft conversions, removed walls, windows, damp treatment and guarantees, and whether paperwork is available.
  • For flats, ask who maintains shared areas, what the lease covers and where to direct lease questions.
  • Check what is included in the sale and whether boundaries, parking or access arrangements are clear.

Keep a record

Write down unanswered questions and share relevant information with your conveyancer and surveyor. A visual visit cannot reveal concealed defects, verify compliance or test services. If something worries you, ask the appropriate professional what further check is warranted.

Understand what a Level 2 survey can add.

We survey throughout the listed service areas. The property postcode determines the applicable rate; property suitability and scope are reviewed before instruction.
