From Offer to Completion: Buyer Checklist

Each purchase follows its own timetable. Your conveyancer, lender and estate agent will explain the steps and deadlines for your transaction. In England and Wales, GOV.UK notes that an offer is generally not legally binding until exchange of contracts.

  1. Confirm the offer details. Ask what is included, whether conditions are recorded and how the chain is progressing.
  2. Instruct your conveyancer. Ask for a clear fee breakdown, identity checks, expected disbursements and a secure payment process.
  3. Progress your mortgage application. Give documents directly to your lender or adviser and ask about offer validity and conditions.
  4. Arrange searches and a survey. The conveyancer advises on searches; choose an independent survey suited to the property.
  5. Review findings and outstanding enquiries. Share survey concerns with the appropriate professional and allow time for follow-up checks.
  6. Understand the paperwork and funds. Ask your conveyancer to explain the contract, title, completion statement and amount due.
  7. Exchange only when ready. Your conveyancer confirms the legal position and what exchange means for you.
  8. Prepare for completion and moving. Confirm dates, insurance responsibilities, utilities, keys and practical arrangements with the relevant parties.

This is a planning aid, not a complete legal checklist. Follow your conveyancer’s instructions for your transaction. Read the official GOV.UK home-buying guide.

We survey throughout the listed service areas. The property postcode determines the applicable rate; property suitability and scope are reviewed before instruction.
